Condo/Co-Op Inspection

Purchasing your condo or co-op has a lot similarities to buying a home. It is a large investment, and there are many systems that you will be responsible for maintaining within your unit.

The major difference is that there are many common responsibilities that the owners share as a collective. Such as, but not limited to: the roof, boiler, and exterior cladding.

The owner's association is expected to have a Reserve Fund Study, to plan for future maintenance of these items. We always advise our clients to ask about, and review, these documents.

Inspecting these shared systems, and review of the study, is not part of a condo/co-op inspection scope. However, if you have a specific concern about any of these areas, we will happily look at them for you if they are made available to us during the inspection.
